Adair is a small rural settlement south of Timaru, in the Timaru District of South Canterbury. It is a locality of farmland and lifestyle sections, not a township with a centre of its own.
Houses sit on large blocks along Adair Road and Adair Settlement Road, and survey titles still use the name Adair Settlement. There is no shop, school or hall in the settlement. Daily life means a short drive into Timaru for schools, supplies and most services, with open country outside the gate.

Life in Adair
Adair sits on the rural fringe south of Timaru, in country that property listings and council records place close to Fairview Road. It is not a street of suburban houses.
The named roads are Adair Road, Adair Settlement Road, Beaconsfield Road, Doyle Road and Pudjeck Road, and the built form is scattered homes among pasture. Addresses in the settlement use the 7972 postcode.
The settlement name is written into the survey system. A Timaru District Council property record for Adair Settlement Road gives the legal description as a lot in Adair Settlement, Block IV of the Otaio Survey District.
Several titles along that road are about 2 hectares, the size of a small lifestyle block rather than a town section. Homes on those titles include houses built from the 1970s onward.
Services are rural rather than urban. Council records for a property on Adair Settlement Road show a connection to the Downlands water scheme, in the Whalebones Corner to Otipua subzone. There is no local shopping strip.
Rubbish, schooling, health care and most shopping mean a trip into Timaru. Some sale listings describe sections on Adair Road as Fairview because the road runs close to Fairview Road and Barton Rural School. Adair is its own locality.
Ngāi Tahu are mana whenua of the area administered by the Timaru District Council. No separate Māori name for Adair was confirmed in the sources checked for this guide. The settlement name used on roads and titles is Adair, a name also carried by the former local school.
Getting Around
Travel to and around Adair is by private vehicle. Adair Road is the main named approach from the Fairview side of Timaru.
Adair Settlement Road is recorded in open street data as a gravel road, and it connects with Pudjeck Road. The drive into central Timaru is short, which is why the settlement works as a rural address rather than a self-contained village.
Do not expect a footpath network, a bus stop or a corner dairy. Anyone walking or cycling here is on local rural roads, including unsealed sections, and should allow for farm traffic.
For parks, the coast, sports grounds and cafes, Timaru is the practical base. Check the school or the council before assuming a particular bus, rubbish or water arrangement for a given property, because rural services can differ from street to street.
History and Heritage
Adair’s recorded local history is that of a small farming settlement, not of a planned town. The name survives in Adair Settlement Road and in land titles that refer to Adair Settlement in the Otaio Survey District. That is the clearest official trace of how the area was subdivided and named.
A South Canterbury Museum reference list of schools, republished by Wuhoo Timaru, records Adair School as open from 1887 to 1933.
The same list places it with other schools close to Timaru, including Fairview, Kingsdown, Claremont and Pareora. There is no operating school on the Adair site now. Children from the area go to schools outside the settlement, with Barton Rural School on Fairview Road the nearest primary.
Later building on Adair Settlement Road fits the shift from closer settlement farming toward lifestyle blocks. Property records for several titles on that road show houses from the 1970s, 1980s and 1990s on sections of about 2 hectares. The settlement today is quiet rural living within easy reach of Timaru, not a heritage precinct with public buildings to visit.
